Middle Tennessee Foreclosures

     Currently as of this writing, there are 662 foreclosures throughout middle tennessee that include bank owned properties, HUD owned/FHA foreclosures, Freddie Mac and Fannie Mae properties.
     Now is the time to take advantage of this market and stop subscibing to what the media wants you to believe, that its all doom and gloom.  Current market conditions are going to make the smart investor's very wealthy.  Those that are scared will set and do nothing and will then kick themselves later after they realize they missed the boat and interest rates have risen.
     Remember, just because its a foreclosure dose not mean its a good deal.  Often times, a given property that one of my investors are interested in, I may recommend that they wait until another price reduction before its starting to look attractive as an investment.  To be a good deal, the price has to be right and substantially below the competitive homes.
     Anyone can be an investor, an owner/occupant who wants to buy a home to live in at less than market value, an investor who would like to purchase rental properties, or those that want to flip properties for a profit.
     Investor's will want to work with an agent who is well versed in the foreclosure arena though.  Your buyers agent services should'nt cost you anything, as the seller is paying the commission out of the sales price to get there property sold.  Just cause you may have a relative or friend who has a real estate license, dosent mean they are qualified to represent you in this arena.  Make sure you secure a foreclosure specialist for this duty with proven results.  Always remember to never call the person on the sign in the lawn as they represent the seller and the sellers best interest.

Middle Tennessee Short-sales

     Currently there are 1,143 short sale properties listed throughout middle tennessee.  A short sale occurs when the current owner owes more than what a properties current value is and often times are in default of the mortgage.  A listing agent will typically list the property for  even a lessor value.  When they recieve an offer, the listing agent will then attempt to negociate with the lender to accept the lessor amount than what is owed on the mortgage in an attempt to avoid forclosure.
     The key to a successful short sale is to have a seasoned short sale listing agent that is thoughly familar with this process.  A high percentage of would be short sales end up becoming foreclosed upon because of lack of skill of the listing agent.
     If your an owner/occupant looking to purchase a home to live in and dont have a lot of time, this is probably not what you need to be looking at.  Short sales take time and depending on the lender, can take many months.  Often times there are some good deals to be had here but they are time consuming and often times geared toward investors who make offers on multiple properties.  Feel free to search every Short-Sale in Middle Tennessee HERE.  Although I do not cater to the short sale arena, I do have (3) highly skilled short sale specialist in my office I will be happy to put you in touch with.
