Calling the listing agent on the sign:  As a buyer it is imparative that you have your own representation.  In every state in the country the listing agent is bound by contract/law to represent the seller and achieve/negociate the best terms and price for there client the seller.  Although the listing agent will normally be very nice to you, they will not be willing to negociate a lower selling price or terms.  Since the seller always pays the selling commissions, aquiring your own buyers agent will normally cost you nothing.
